Key UAE real estate developers and banks are well-positioned to weather these challenges, thanks to strategies adopted after the 2008 financial crisis and the current strength of the property market.
Developers such as Aldar, Emaar, and DAMAC are highlighted for their strong financial standing. A significant factor in their stability is their fixed-rate debt, which shields them from the immediate impact of rising interest rates. These debts are also due to mature in the coming years, providing time to adapt if high rates continue.
The real estate market in the UAE is expected to remain robust for the next 12 to 18 months. This outlook is supported by factors like the UAE government’s enhanced visa scheme, a quick recovery post-pandemic, continued high oil prices, and solid economic performance.
However, the report does warn of potential long-term challenges if high inflation and interest rates persist, which could reduce profitability and financial flexibility for even the strongest developers.
On the banking front, UAE banks have benefited from the interest rate hikes, as most of their loans have floating rates. This has led to increased earnings in the first half of 2023. Banks also show improved financial health with stronger balance sheets and lower levels of problem loans compared to the past.
While there are concerns about the long-term impact of ongoing high inflation and interest rates, major UAE real estate developers and banks are currently in a strong position to handle these challenges, thanks to sound financial practices and favorable market conditions.
