Surge of U.S. Billionaires Transforms London’s Peninsula Apartments into Ultra-Luxury Stronghold

Twenty of twenty-six residences sold to American magnates as London reasserts appeal among global elite

A wave of American billionaires is reshaping London’s ultra-luxury housing landscape with concentrated purchases at the Peninsula London, a premium residential development embedded within a five-star hotel in Belgravia. To date, twenty of the building’s twenty-six units have been sold, with leading names from the U.S. acquiring multiple homes and setting new records in London’s high end market.

Owners include leaders in finance and technology—among them Stephen Schwarzman of Blackstone, Ken Griffin of Citadel, WhatsApp cofounder Jan Koum, financier Todd Boehly, former NFL team owner Dan Snyder, and John Liew of AQR Capital Management. Their combined investments in the development reflect a confident bet on London’s enduring appeal as a global asset destination.

Launched in 2023 and developed at a cost exceeding £1 billion, the Peninsula London offers sweeping vistas of Buckingham Palace and Hyde Park, as well as services aligned with the highest echelon of luxury. Amenities include a twenty-five-metre indoor pool under a sculptural ceiling, a chauffeured Rolls-Royce fleet for residents, and bespoke in-room offerings such as chef-prepared pet meals.

Record prices are already emerging. Griffin’s penthouse deal, at approximately £100 million, is widely seen as a catalyst for other high-profile sales in the building. The remaining six units are slated to enter the market in the coming months, according to insiders.

The phenomenon at the Peninsula mirrors a broader real estate trend: ultra-wealthy Americans are increasingly acquiring trophy properties in London, drawn by favorable exchange rates, stability, and prestige. Analysts note that U.S. buyers account for a rising share of super-prime London sales, especially in Belgravia, Mayfair, and Knightsbridge, where offerings are scarce and status remains paramount.

While the broader London market faces headwinds from interest rates and regulatory shifts, the Peninsula stands out as a concentrated example of how global capital is consolidating its hold on the world’s most exclusive addresses.
