Barclays has announced a new five-year fixed-rate mortgage deal priced at 3.99%, available for home buyers looking to secure financing.
This product requires an £899 product fee and is accessible to individuals with at least a 40% deposit who are either existing or new customers of Barclays Premier.
To qualify for Barclays Premier, individuals must maintain a gross annual income of a minimum of £75,000 or possess a total balance of £100,000 across savings and investments with Barclays.
Concurrently, Barclays has reduced rates on its Green Home five-year fixed-rate mortgages to 3.99%.
These specific mortgages offer lower interest rates for buyers of energy-efficient properties, contingent on meeting certain criteria.
Santander UK is also entering the market with competitive interest rates, rolling out one of four new mortgage products at a fixed rate of 3.99% for both new property purchases and remortgaging, starting Thursday.
This offering encompasses a two or five-year fixed-rate mortgage for customers needing a 40% deposit, accompanied by fees of £1,999 for home purchases and £1,749 for remortgaging.
Nationwide Building Society revealed that it would be lowering selected remortgage rates by up to 0.35 percentage points and selected switching rates by up to 0.13 percentage points, commencing Friday.
Additionally, it will reduce rates for new and existing customers moving home by up to 0.10 percentage points.
Yorkshire Building Society has similarly announced rate reductions, particularly targeting those with lower deposits.
Its significant reductions include a two-year fixed rate of 4.44% for home buyers with a 25% deposit, down from 4.56%, with a fee of £495 and free standard valuation.
Cheryl Bleasdale, product manager at Yorkshire Building Society, indicated that recent market rates presented a favorable opportunity to adjust products, committing to continue monitoring and responding to market fluctuations.
In June, Lloyds Bank introduced a five-year fixed remortgage deal at a rate of 3.98%.
According to the financial information service Moneyfacts, the average two-year fixed mortgage rate was 5.45% as of Thursday morning, a minor decrease from 5.48% recorded the previous day.
The average five-year fixed mortgage rate stood at 5.26%, showing a slight decline from 5.29%.
Caitlyn Eastell from Moneyfactscompare.co.uk noted the return of sub-4% rates as a positive development, suggesting that significant cuts by major lenders could incite a competitive response from others in the market.
These price adjustments follow a recent cut in the Bank of England’s base interest rate from 4.75% to 4.5%, sparking expectations of intensified competition among lenders aiming to attract customers.
In a related trend, Santander UK reported a surge in mortgage applications, noting a 130% year-on-year increase in the fourth quarter of 2024 as buyers look to benefit before less favorable stamp duty rates come into effect in April 2024. The changes will see the “nil rate” band for first-time buyers reduce from £425,000 to £300,000 and other home buyers from £250,000 to £125,000 in England and Northern Ireland.
Real estate experts emphasize the importance of conducting proper surveys on properties before finalizing purchases, warning that any underlying issues could negate potential savings from stamp duty reductions.
