Record-Breaking Rental Prices Set in London and Across the UK

A new record has been set for the average asking rental price in both London and outside the capital, according to Rightmove, a property website.

22 July 2023 · 02:37 UTC

Tenants outside of London are now being asked to pay an average of £1,231 per month, while properties inside London have an average asking rent of £2,567.

These figures represent a significant increase from the same period in 2019, with rent outside of London increasing by £308 (33%) and rent inside London increasing by £559 (28%) over the past four years.

The rapid increase in rental prices is being driven by a change in housing needs, including the desire for more space to work from home.

This increased demand has led to a decrease in the number of rental properties available, with 16% of properties currently for sale previously listed as available for rent, up from 13% in January 2019.

While some landlords may be considering selling their properties due to interest rate rises, most are mortgage-free and are not necessarily following this trend.

In fact, the average time it takes to find a tenant has decreased to 17 days, the quickest time recorded in Rightmove data since November 2022.

Overall, the record-breaking rental prices suggest a continued strong demand for housing in the UK, especially in urban areas like London.

As the housing market evolves, it remains to be seen how these trends will continue to impact both renters and landlords.
