Nationwide Reports Decline in UK House Prices for 2023, Anticipates Subdued Market in the Coming Year

UK house prices dropped by 1.8% in the year ending December 2023, marking the largest annual fall since the 2008 financial crisis, according to Nationwide. The decrease was steeper than the 1.4% predicted by economists. Prices remained unchanged from November to December.

The pandemic-driven housing boom in Britain has cooled off due to rising interest rates imposed by the Bank of England to curb inflation. However, a recent dip in mortgage rates suggests the market may have reached its lowest point.

Nationwide's chief economist, Robert Gardner, highlighted that 2023 saw sluggish housing market activity and a nearly 4.5% drop in prices from 2022's peak. December's decline was the sharpest since the 15.9% fall in December 2008. Gardner anticipates a muted housing market in 2024, with prices potentially falling slightly or staying flat if the economy lags and mortgage rates decrease slowly.

Low consumer confidence, few buyer enquiries, and the possibility of sustained high interest rates due to inflation could all contribute to this outlook. While most UK regions saw price falls this year, Northern Ireland and Scotland experienced increases.
