London House Prices: Two Areas Show Property Value Increase in 2023

In 2023, London's housing market predominantly saw declines, except for two boroughs. Hillingdon, in the west, experienced a 4.5% increase, boosting the average home value by £22,677 to £529,229.

Meanwhile, in the east, Newham witnessed a 2.8% rise, raising the typical property price by £12,771 to £476,191. This contrasted with the majority of UK areas, where house prices remained unchanged. Specifically, Havering saw a negligible decrease of just £59.

Throughout the UK, Yorkshire's Huddersfield and Bradford topped the growth charts with 8.7% and 8.5% increases in house values. Conversely, the most significant drops occurred in Stoke-on-Trent and Perth, with falls of 15% and 14.1%, respectively.

Factors such as mortgage affordability impacted the market variability, as noted by Kim Kinnaird of Halifax Mortgages. She advised homeowners to consider long-term trends over short-term fluctuations.

Nationally, house prices dropped by 1% and Halifax anticipates a 2-4% decline in 2024 due to rising interest rates affecting those exiting fixed-rate mortgages. Yet, the average UK home value remains significantly higher than pre-pandemic levels.
