The H&H group's proposals aim to create a "new town center" for the area. While initially supported in 2021, the plans have been revised to exclude third-party-owned land.

This redevelopment is considered a significant investment in the site's history, dating back to 1871. The Scottish Borders Council's planning committee chair, Simon Mountford, views it as a transformative plan that could enhance the village and provide employment opportunities.

Concerns were raised about the impact on the extension of the Borders Railway passing through the site, but it was confirmed that the railway route is protected. The approval comes with conditions to protect the landscape, ecology, and cultural heritage of the area.
