Cardiff: Concert hall takeover threatened by £50m Raac cost

The takeover of Cardiff's St David's Hall, a major concert venue, by Academy Music Group (AMG) is threatened by the estimated £50 million cost of replacing faulty concrete in the hall's roof.

The venue will remain closed for at least 18 months due to the risk of collapse from reinforced autoclaved aerated concrete (Raac) found in the roof. AMG had agreed to take over the lease for the venue on the condition that they would pay for the necessary repair and refurbishment work.

However, the conditions of the lease require planning approval and listed building consent for the works. If AMG does not proceed with the takeover, Cardiff council would need to find significant investment to make the hall safe.

The closure of the venue has also resulted in staff facing uncertainty, with regulations regarding staff transfer unlikely to apply due to the length of the closure.
