Eyewitness accounts and social media footage depicted the man leaning out of the window with what appeared to be a kitchen knife, in addition to waving it around inside the apartment.
The incident is unfolding from an apartment situated on the third floor of a building that houses various commercial enterprises on the ground floor.
The Metropolitan Police confirmed that armed officers are at the scene, with no indications at this time that there are additional individuals inside the property.
The situation is occurring in close proximity to Lewisham police station.
The police received reports of a disturbance at around 10:45 a.m. and have since set up a cordon around the area, adjusting it as the situation develops.
A local food retailer at Lewisham Market remarked on the ongoing nature of the stand-off, which has been in effect since late morning.
"It’s a waiting game," she stated, describing the individual’s actions as evasive, noting that the situation has escalated to the involvement of armed units.
In response to the developments, a branch of HSBC located opposite the incident also closed as a precautionary measure.
The bank confirmed that no customers or staff were present during the occurrence.
The Metropolitan Police continue to manage the situation while gathering information, advising the public to avoid the area until further notice.
